Nantucket Real Estate Market Report — July 2026

July brought renewed momentum to the Nantucket real estate market.
The island recorded 25 sales totaling approximately $117.1 million, making July the biggest month of 2026 by dollar volume at that point. Of those transactions, 21 were homes and four were land sales. The Kalman Co.
At the same time, the market continues to tell two different stories: prices remain strong, while buyers have more choices and are becoming increasingly selective.
After more than four decades in Nantucket real estate, we've seen many different markets. What stands out about this one is that buyers are still willing to pay a premium for the right property—but they're paying much closer attention to value.
July by the Numbers
July's median home sale price was approximately $3.3 million, up about 23% from July 2025. Homes that closed during the month achieved approximately 97.6% of their final asking price, the strongest monthly level of 2026 through July. The Kalman Co.
For single-family homes specifically, July recorded 21 sales totaling approximately $96 million. Year-to-date single-family sales reached approximately $478 million, despite transaction count remaining below last year's pace. Fisher Real Estate Nantucket
That tells us something important:
Fewer homes are selling, but Nantucket values remain remarkably resilient.
More Homes to Choose From
Inventory also increased during July.
Depending on the property categories included, market reports counted roughly 178–184 properties available for sale at the end of the month. Even with that increase, inventory remained about 20% below the previous year. The Kalman Co.
For buyers, that's good news.
There are more properties to consider than there were earlier in the year, and homes that have been sitting on the market may offer opportunities for negotiation.
But desirable properties that are priced correctly are still selling very close to asking price.
Pricing Matters
July also saw approximately 35–37 price adjustments, depending on the dataset and property categories used. Fisher reported that the average reduction from original asking price was approximately 6%, compared with 8% in July 2025. The Kalman Co.
We think that's one of the most useful indicators for sellers.
Today's buyer is educated. They know what's available, they know how long a property has been on the market, and they're willing to wait when they believe a home is overpriced.
Pricing correctly from the beginning matters.
Buyers Are Still Buying
Perhaps the most encouraging July number wasn't a closing statistic at all.
Contract activity increased substantially during the month. Fisher recorded 43 contracts in July, up from 30 in June, with more than $420 million in pending contracts at the time of its report. Fisher Real Estate Nantucket
That suggested a healthy pipeline of transactions heading into the late summer and fall market.
And that's important because Nantucket real estate should never be judged on one month's closings alone. With relatively few transactions and some extremely high-value properties, one or two sales can materially change the averages.
A $25 Million Brant Point Sale
The largest recorded July transaction was 36 Easton Street in Brant Point, which sold for $25 million against a final asking price of $28.5 million. The Kalman Co.
Sales like this are another reminder of Nantucket's unusual position in the luxury real estate market.
There is only so much Nantucket.
And there are even fewer exceptional waterfront, walk-to-Town and legacy properties.
That scarcity continues to underpin long-term demand.

We've been involved in Nantucket real estate for more than 40 years, and markets here are rarely as simple as "up" or "down."
July looked healthy to us.
Buyers had more choices. Sellers had to be realistic about pricing. Yet well-positioned properties continued to command strong prices, and contract activity showed that buyers were very much in the market.
For sellers, this is not a market where we'd recommend simply putting a high price on a property and seeing what happens.
For buyers, we also wouldn't assume that increasing inventory means every seller is ready to negotiate substantially.
The opportunity is in knowing the individual property, the neighborhood and the seller's position.
That's where local knowledge matters.
Looking Ahead
As we move through the second half of 2026, we'll be watching three things closely: inventory, pricing adjustments and the large number of contracts generated during the summer.
If contract activity continues converting into closings, Nantucket could finish the year with lower transaction volume than 2025 while still producing another exceptionally strong year by historical standards. Fisher's July analysis projected that pending activity alone put the market on track to exceed $1 billion in annual sales before accounting for fourth-quarter purchasing activity.
